Site 24: “Yuba Site” – East H St
Desired Use: Lower and Moderate Income Housing
This is a shoreline parcel and a former industrial site. All buildings have been removed from the site except for one façade which is on a trailer and can be easily moved.
The proposed developable area is a relatively small portion of the parcel that will for the most part avoid areas of potential flooding and sea level rise. Building is allowed in the AE flood zone with mitigations which will address any remaining constraints associated with flooding and sea level rise. There is no known pollution on the site. This site does not appear on the Cortese List of hazardous materials release sites.
The City will implement sections of of the Municipal Code to streamline the parcel map requirements and review process. Furthermore, the owner is interested in developing housing on the site and has submitted written support to the City. There are no existing leases or contracts in place for this site that would perpetuate the existing use or prevent additional residential development.
